Why are zoning laws important?

Residential real estate issues can be extremely challenging to understand. On the surface, it may just seem like a very straightforward home purchase but when you look deeper into the process you may realize that there are a lot of laws that are specifically tied to residential real estate transactions in our state.

Some of the laws that a lot of people may not consider until it’s too late have to do with zoning laws. Whether they are buying property to build on or they are purchasing a home in a specific neighborhood, it is important to find out what that property and area is specifically zoned for. If you are looking to buy or build a residential property, you obviously want the area to be zoned for residential use.

Every city may use their own coding system to designate how certain areas are zoned. Take, for example, the city of Camden. zoning map shows how the city is zoned and the codes that are used to represent areas that are zoned for single-family homes and multi-family homes.

Zoning is also important to know if you want to keep certain pets at your home. While many zoning laws allow domestic pets, other animals such as cows, pigs, and chickens are limited to certain areas or have certain requirements.

The same goes for in-home businesses. Some areas may not allow certain aspects of a business or may require specific things like extra parking or specific hours of operation. These may be even stricter if you are dealing with an association.

Before you move forward with your next real estate transaction, it may be wise to discuss zoning laws with your attorney so that you don’t end up being blindsided in the future.
