These 3 things can increase how much you sell your home for

When it comes to selling your home, maximizing its selling price is likely one of your top priorities. You probably know that it takes some elbow grease to increase your property’s value, but it is not easy to know where to start.

While many factors can influence how much you can sell your home for, focusing on three key elements can significantly increase its market value.

Curb appeal

First impressions matter, especially in real estate. Enhancing your home’s curb appeal can instantly attract potential buyers and even drive up its selling price. Simple improvements such as landscaping, painting the front door and repairing any visible exterior damages can make a big difference.

Investing in professional landscaping services can also bring extra appeal. Remember, a well-kept exterior sets the tone for what potential buyers can expect inside.

Upgrades and renovations

Upgrading key features and making strategic renovations can substantially increase your home’s value. Focus on areas that potential buyers prioritize, such as the kitchen and bathrooms. Consider modernizing these spaces with new countertops, fixtures and appliances.

Additionally, upgrading flooring and replacing outdated light fixtures can give your home a more contemporary feel. This may make the property more appealing to prospective buyers. While renovations may require upfront investment, they often yield higher returns by significantly increasing your home’s perceived value.

Staging and presentation

Proper staging and presentation can make your home more inviting and help potential buyers envision themselves living there. Decluttering and depersonalizing your space are important steps in the staging process. Remove personal items, excess furniture and anything that could distract buyers from envisioning the space as their own.

Arrange furniture to highlight the functionality of each room and create an open, spacious feel. Additionally, consider adding tasteful decor elements such as fresh flowers, accent pillows and artwork to enhance the overall ambiance.

As of November 2023, the median selling price for Delaware homes was $345,000. By focusing on the right aspects of the property and putting in some extra effort, you can seal the deal on a real estate transaction at a higher-than-average price.
